Buying Bulgarian property can provide a basis for a residence permit if the transaction value is at least โฌ306,775.13 (the equivalent of BGN 600,000). This basis allows an application for renewable residence, subject to a migration-authority review of all requirements.

Family reunification in Bulgaria
Bulgarian immigration law allows investors, entrepreneurs, and digital nomads to relocate their immediate family. Your family receives the same residence rights as you.
Spouse
Officially registered marriage. The spouse receives a residence permit for the same period as the main applicant.
Minor children
Unmarried children under 18 are automatically eligible for family reunification and receive residence status.
