Cyprus is often sold with one phrase: the sea, the EU, English in everyday life and permanent residence for buying an apartment. Sounds great. But in practice, almost every part of this promise requires serious caveats.
The island is indeed convenient if you need a European base near Israel and the Middle East. The euro is used here, a clear business environment, comfortable distances, and the infrastructure is initially tailored for expats. However, buying an apartment here does not automatically grant European citizenship, the right to live in any Schengen country, or a simple solution to tax issues.
We wrote this text for those who are planning a move seriously: with a family, business, or remote work. Spoiler: if you need free access to Schengen and a huge choice of housing, you might want to look towards Greece right away. And in any case, starting a move is definitely not best done by looking at apartments.
First answer yourself: why do you need Cyprus
The word "move" means something different to everyone. One needs a backup home for a couple of months a year. Another needs a British school for children by the sea. A third needs a convenient legal hub for business management.
Absolutely everything depends on the initial task: the choice of status, real estate, city, and tax strategy. Buying an apartment is also not necessary in every scenario.

What status to consider
Permanent status through investments
Suitable for those who are ready to invest for long-term status. The accelerated procedure requires investments from โฌ300,000. If you buy a home, it must be a first sale from a developer, plus VAT will be added on top. Secondary housing is sometimes suitable under other categories of investments, but this always needs to be carefully checked.
Digital Nomad: live and take a closer look
For remote workers, buying a house right away is often an unnecessary risk. The Cyprus Digital Nomad Visa program was created for non-EU citizens working for foreign clients or employers. The minimum net income is set at โฌ3,500 per month. The first document is given for a year, it can be extended for another two. The family moves with you, but they will not get the right to work in Cyprus.
